The Largest Office Space Let in Liverpool History
The Liverpool Daily Post have just broken news on what is the largest letting in Liverpool office space history, according to George Downing, with the UK Border Agency taking 220,000 sq ft at The Capital on a 15 year lease.The Capital, or ‘Sandcastle’ as it has also become known, has undergone a £15 million pound refurbishment by Downing and was already part let. Existing tenants are supporting the move with some moving floors to make way for the UK Border Agency.
Perhaps the most interesting part to us is the fact the agency will be consolidating six existing offices, freeing up office space that could be ideal for the serviced office sector. We expect landlords in Liverpool will follow the example of those in Manchester where multiple large relocations to offices in Spinningfields left huge voids elsewhere in the city that serviced office operators were quick to take advantage of. Some landlords have been going it only, simply offering more flexible terms than they would normally.
One thing we would hope for are more sensible pricing policies for serviced offices in Liverpool. The quick influx in Manchester lead to a price crash resulting in the loss of MLS at the Triangle and hitting others hard.
